Our streamlined and simplified processes ensure a quick and easy land-selling experience when dealing with us. 3 Step process.

Step 1: Our Offer

If you are interested in moving forward with our offer, please provide any information you may have regarding the property, including State, County, City, Parcel Number so we can get started.

Step 2: Due Diligence

We perform Due Diligence in-house at our own expense. Once satisfied with Due Diligence, we will prepare for Close of Escrow by ensuring Property Taxes are current, lienholders paid, document preparation, obtaining title insurance, and depositing of funds to Close.

Step 3: Closing

The Sellers prepare the necessary  paperwork required be Title and Escrow for property transfer recordation. In some cases, we have completed our 3-Step process in as quickly as two business days. Close of Escrow is when Seller Proceeds will be disbursed to the Sellers.

We Buy with Cash

Cash is a Real Estate industry term to denote the removal of one of the major obstacle of real estate transactions – funding the deal. In our All-Cash transactions, we would not need to rely on an outside source, i.e., the Bank, for the capital required to fund the deal, and therefore can close quickly.

On the Date of Closing, the Title, Escrow, or Attorney Closing Agent will disburse the Seller Proceeds to you via Wire Transfer, Cashier’s Check, or Company Check, and not actual Cash

We Cover All Fees

We pay all Closing Costs, including Title, Escrow, County and City Transfer Taxes, Property Taxes, including back taxes in some cases, Title Policy, Broker Commissions, Natural Hazard Disclosure, and various other fees and expenses typically incurred as part of a real estate transaction that are customarily shared between Sellers and Buyers.

In most cases, when you sell your lands to us and NOT have to pay fees, you will receive most, if not all, of our original Offer amount for your lands.
